Woodstock Market Report – December 2012 Edition

Woodstock, Ont. – Home sales recorded through the MLS® System of the Woodstock-Ingersoll and District Real Estate Board numbered 47 units in December 2012. This was down four per cent from December 2011, but marked an improvement from 21 per cent year-over-year drop in November.


“Resale housing demand remained below year-ago levels in December, but it did bounce back from lower levels reported in October and November,” said William Cattle, President of the Woodstock-Ingersoll & District Real Estate Board. “We also saw a bigger than expected year-over-year jump in the average selling price in December. That said December is the quietest month of the year, so a couple of expensive sales here or there can have a big impact on the calculation of the average price in the region.”


On an annual basis, sales activity totaled 1,022 units in 2012. This was an eight per cent decline from sales in 2011.


The average price of homes sold in December 2012 was $237,366, up nine percent on a year-over-year basis.


The annual average price in 2012 was $224,950 rising three per cent from the average price in 2011.


There were 477 active residential listings on the Board’s MLS® System at the end of December 2012, a decline of 21 per cent from levels at the end of December 2011.


There were 10.1 months of inventory at the end of December 2012. This was down from 12.3 months at the end of December 2011, and also stands below the long-run average for this time of the year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.


The dollar value of all residential property sales amounted to 11.2 million in December 2012, up four per cent from levels recorded a year earlier.


Sales of all property types numbered 48 units in December, down nine per cent from the same month in 2011. The total value of all properties sold was $12.4 million, edging down one per cent from December 2011.
