Is it a Sellers Market in Woodstock? Well, that depends….
As we enter a chilly June in 2013, it’s time to look back to the month of May and see how the market performed. I get asked a lot “how is the market” and the answer I ALWAYS provide is, “well that depends.” It depends of course on your location, but also on your price range!
We are seeing heavy activity in the first-time-buyer range, below $200,000 (probably even below $225,000, to be honest).
Woodstock showed strength again, with a year over year average sale price increase of 5.5% to $227,830. Days on market continues to shrink and is now at 67. Over the 31 days in may, 90 homes sold, and 228 remained actively for sale at the end of the month. This shows us an absorption rate of only 2.6 months. Normally 4-5 Months of inventory is considered a Balanced Market.
